Metro Re-Invites Bidders on Bus Maintenance Facility in Old Town North

Several readers have asked for an update on this. As we told you first, the old Royal Street Bus Barn (Garage) in the Old Town North neighborhood of Alexandria, Virginia, was selected for bidding by developers. The first round of bidding was due by 3:00 PM on Friday, July 17. Metro received a high-bid for the property and asked for final bids.

However, yesterday, Metro announced the release of the Amended and Restated Invitation For Bids for the 600 North Royal Street, Alexandria, Virginia location. In response to requests for clarification, Metro has amended the previous Invitation for Bids and extended the submission dates. Bidders now have until September 21, 2015 to submit initial bids.

The Property is currently zoned CM, which allows townhouses at 30 dwelling units per acre. A Royal Street Bus Garage Ad Hoc Advisory Committee, appointed by the City Manager of Alexandria, has concluded that a potential rezoning to a higher density CRMU-zone and a maximum floor area ratio of 2.5 should be considered in the reuse of the site, as well as heights up to seventy feet in selected portions of the site. The Committee was appointed to recommend design principles for the future redevelopment of the Property.

Does this mean there were no bids at all for the first round or just no successful bids?

Mike – The only change I can see between earlier and now is the property is being sold as is. I have asked Metro about the changes and will update when they respond.
